1. Plumbing

2.  Electrical

Inspectors will check all outlets for loose or non-GFCI outlets. Make sure your outlets are up to date. Also check the electical box to be sure its up to date to carry all the new power requirements we need today. This is more of an issue on older homes although these are always things to check.

3. Heating

Furnace and heat pump filters need to be checked and replaced annually. Annual maintanance is critical for all furnace and water heaters and inspectors will check on the most recent service performed on each appliance.

4. Roof

Loss of heat through the attic can be one of the biggest costs on heating and cooling bills. By having the proper insulation in the attic you could save hundreds a year. Double check flashings, shingles and roof composite for proper installations and any leakage. Have the inspector inform you of how many years left the roof has before needing replacement.

5. Drainage

Inspectors will make sure all grading carries water away from the foundation. There should not be any water in the basement. Also check proper gutter installation that carries all water away from the house. The inspector will check all connections.
